Persik Wulandari (Dewi Perssik) menggugat cerai suaminya, Rozak yang ternyata sudah menikah dengan orang lain. Perceraian itu dikabulkan pihak pengadilan dan hal itu membuat semua orang bergembira karena Persik adalah seorang kembang kota yang status lajangnya dinantikan para lelaki. Berduyun-duyun mereka berusaha mengambil hati Persik untuk dikawinkan. Hal itu juga yang dilakukan Rozak yang rela menceraikan istri pertamanya demi Persik, namun Persik menolaknya. Persik kemudian hidup di apartemennya, tapi dengan suka rela mengusir diri karena para suami di apartemen itu yang terpesona keseksian Persik.
Kakak Persik yang juga menjanda, Cherry, belakangan ini berhubungan dengan seorang mahasiswa bernama Aldo yang tinggal disebelah rumahnya, tetapi hubungan ini berakhir. Aldo beribu Rahma, seorang wanita yang bekerja tanpa bantuan suaminya yang pengangguran. Mereka menyambung hidup dengan menyewakan rumah kos yang ada diseberang rumah mereka. Para penghuni kos itu adalah Aldi, Sinyo, dan Iwan. Mereka suka menggunakan sifat Rahma yang sok untuk menghindar dari tunggakan kos mereka.
Nama komplek itu, 69 Residence, didatangi Persik yang tidak lagi mempunyai tempat tinggal. Tentu saja ia akan menginap di rumah Cherry. Dan saat Persik datang, suasana di komplek itu menjadi ‘panas’ karena tingkah laku Persik yang menonjolkan sensualitas. Rahma yang merupakan istri ketua perumahan, harus ke Bandung dan sepertinya akan menargetkan Persik sebagai calon terusir. Cherry sendiri sudah memperingatkan agar Persik tidak bersikap seronok. Tapi Persik yang polos menuruti saja. Yono, sang satpam pada malamnya ternyata suka mencuri pakaian dalam para wanita kompleks. Hal itu ketahuan oleh Rozak.
Pak Tono yang tinggal diseberang rumah Cherry jadi tidak pernah menyentuh istrinya, Jeng Mimi selama tiga bulan kendati Jeng Mimi sudah memompa dadanya agar membesar. Jeng Mimipun minta bantuan Persik untuk “menseksikan” dirinya. Jeng Yum, buruh cuci seksi idaman Yono juga ikut-ikutan. Akhirnya setelah malam itu, Pak Tono kembali bergairah lagi kepada Mimi. Tampan, adik Aldo yang bermasalah dengan seorang cewek di sekolahnya, berhasil dibantu oleh Persik yang menyamar sebagai siswi sekolah agar seisi sekolah pada iri.
Pada ulangtahun Cherry, Persik berhasil menyatukan kembali Aldo dan Cherry. Hal itu dilaporkan Yono yang diancam Rozak kepada Rahma. Rahma datang dan membubarkan semuanya. Tetapi pada akhirnya, suami Rahma berhasil bertindak tegas dan meluruskan semuanya. Jeng Yum juga memberitahu tentang intimidasi Rozak terhadap Yono. Yonopun dihajar habis-habisan oleh Aldo, tapi Cherry mendatangi Aldo dan berkata bahwa Persik kabur dari rumah. Aldo, Cherry, Aldi, Iwan, dan Sinyo pergi untuk mencari Persik. Sementara itu Persik yang berada ditengah jalan dihadang oleh Rozak. Setelah Persik berhasil menghajar Rozak, rombongan Aldo datang, ketiga anak kos mendekati Rozak dan juga menghajar Rozak. Kemudian mobil menghampiri Persik, dan Cherry meyakinkan Persik untuk tetap tinggal dirumahnya.
Film berakhir dengan penghargaan pribadi dimana Persik menjadi salah satu kontestan yang menceritakan perjuangannya menjadi janda. Para juri setelah mendengar kisahnya, menganugerahkan Persik sebagai Janda of The Year. Salah seorang juri menanyakan keinginan Persik untuk menikah lagi, tetapi Persik mempersilahkan barang siapa yang bisa menaklukan hatinya, bisa mendapatkan dirinya.
